Denhams Beach Retreat

Fees

Accommodation fees and exit cleaning fee- as on the website.

No commission fees.

Refundable Damage Deposit may be applicable.

Standard terms and Conditions of Temporary Holiday Accommodation.

Note: Variations can be agreed on, but only by arrangement with the owner in writing.

Acceptance of this agreement constitutes the guests acceptance of these terms and conditions.

Guests are granted a limited permission to occupy the property for holiday purposes. This is not a residential tenancy agreement under the residential tenancy agreement.

To maintain a good standard for our guests we require certain conditions to be complied with. I appreciate most will respect my property but the occasional abuse requires that I state the following conditions:

Number of guests

Must not exceed the maximum number of 6 guests (unless agreed by the owner in writing) or what is on the enquiry application. This is carefully monitored.

Parties and Functions

Strictly prohibited.

Cancellation Policy

All monies refunded, if cancelled at least 30 days before check-in.

If cancelled between 14 and 30 days before check-in, 50% of monies returned.

Theft and loss

The owner takes no responsibility for the guest’s personal property.

Disturbance to neighbours, including excessive noise, is prohibited and may result in the termination of the rental agreement.

Departure: The property must be left in a similar state to its condition on arrival, so as to prevent excess cleaning fees.

Check in: Is 3pm, unless agreed with owner prior to arrival.  I will always give an earlier check in if given reasonable notice and apartment is available.

Check-out: To be no later than 10am, as cleaner will require access for cleaning.

No smoking in villa permitted.

Pets not permitted.

Mid December – January Bookings

A minimum of 7 days, unless discussed and agreed by owner.

House Rules

• No schoolies permitted- will forfeit bond.
• All sand to be washed off before entering the villa.
• Clean BBQ after use.
• All rubbish to be placed in bins prior to departure- through gate- side of driveway.
• Ensure lights, air conditioner off and door locked when leaving the villa.
• Villa to be left clean and tidy, with dishwasher un-packed and items put away- there is a short cycle that can be used.
• Towels to be left hanging on day of departure.
